EXCITING NEW JOINING OPTIONS

making it possible for anyone to join!

Updated January 2012

ï‚· purchase a share outright (cash buyers)

                  or

ï‚· purchase a share ‘in kind’

(with equipment/materials/work)

NEW! The latter option will enable those who have masses to offer to join without initial costs, thus forming a vital part of the project.  Getting together our community building & agriculture team, building homes and growing food, will be the first focus although other skills will also be important. We aim to be able to pay a wage via the community business and this will enable joining fees to be paid over an agreed period of time. The number of people who will be able to join on this basis will depend on having enough people who can purchase with cash.

NEW! We plan to draw up the design and submit plans before the summer so that we can begin building in the autumn of this year - 2012.

*please note that these building cost estimates are just that and the actual cost will depend on many factors.
EXPLANATION OF ABOVE TABLE:
1. Cost of building your home These are given only as a guide and are not to be taken as actual. They are estimates that do not include internal fixtures and fittings. As you know, the final cost of each home will depend upon many factors such as design, materials and specification.
NEW! We will establish a community business which will build all the homes and the team of builders will be community members who will be able to earn a wage from the start. We plan to offer the building activities as structured courses, thus generating an income for the community at the same time as building and there will be 'more hands on deck' to help with the building.
There will also be many volunteers who will want to help with the building work in order to learn skills and as long as they are properly supervised, it will provide benefit to all involved.

A)    Totally self-built – from €200 per square metre
B)    Partly self-built – from €300 per square metre
C)    Turn-key – from €700 per square metre

2. Community Share - This gives a you a share of all the communal land as well as the right to build and own a private home of a particular size. There will be reciprocal arrangements with the chateau so that the community will be able to use the chateau facilities and communal space for their needs and enjoyment.
3. Community Fund –€15,000 per adult. This fund will be retained and managed by the community. It will pay for the set up costs & investment, the land modifications, agricultural needs, energy & services, shared facilities (communal yurts) as well as the ‘yurt village’ & camp site which will provide accommodation for guests and income for the community business.

So, for example, if you are single and you would like to join the community to build a 50 square meter home, this will cost:

1. Cost of building your home = from €15,000 (partly self-built home of 50 sq.m.)
2. Initial Joining Cost - Community Share Price = €27,500
3. Initial Joining Cost - Community Fund for one adult = €15,000

Total Price (1+2+3) = from €57,500
The 3 columns on the right of the above table show the total projected cost of becoming a member of Eco Chateau including building your home (‘self-built’, ‘partly self-built’ or ‘turnkey’).
